Dilapidations
                 
We prepare Schedules of Dilapidations on behalf of Landlords or alternatively give advice on how Tenants can defend claims for dilapidations served upon them.   

Schedule of Condition

Commonly, a schedule is commissioned by a prospective Tenant prior to taking a lease. It is used to form the basis of negotiations with the Landlord over the lease terms primarily to minimise the risk of being unreasonably required to remedy inherent defects during or at the expiration of the lease.

The function of this type of schedule is to record the condition of a building with descriptions cross referenced to photographs. This is usually confined to surface defects, however, if required we can also provide a brief report summarising the salient points if there any significant defects found to be present and give advice accordingly.
